1) The Home Staging Walk Through Report

As we Walk & Talk our way through the home, reviewing it through the lens of the 8-Step Success Process, we develop the Report. 

The report includes detailed recommendations for bringing out the best from your home. 

TWO OPTIONS, YOU CHOOSE

ONE - Great for Do It Yourselfers

The Staging Report prepares you to DIY your staging project. You’ll discover everything you need to know to roll up your sleeves and make the most of your home.  Staging is necessary for turning your home  “product on the shelf” that buyers want to own and at the best price.

TWO - The Walk & Talk Report prepares me to professionally stage your home - and to Wow! buyers.

Because of the Walk & Talk, you’ll completely understand all the recommendations I make and why each is important. Of course, while I present “ideals,” in terms of staging, there may be “realities” to take into account and to adapt to.  Understanding will prepare you to make good decisions about how to proceed.

More about this Initial "Walk & Talk" Consultation

The total consultation is 3-4 hours

Two Up-Front Steps:

  1. With a detailed phone interview, I understand your needs, opportunities, and priorities. 
  2. After my buyer demographic research, we can design for what your typical buyer wants. With that, we can be more appealing to them and get the offer!

Plan on us being together in your home for 2+ hours. 

8-Step Check List for optimum results. We will cover:

  • I’ll explain the 8-Step Process so you understand what should be done and why.
  • Curb Appeal to make the best first impression. (Buyers often don’t even view a home if they drive up and are unimpressed.)
  • Recommend furniture arrangement and flow.
  • Recommend specific de-cluttering and de-personalizing needs and how to optimize each space. 
  • Bring attention to architectural features and other high-value assets.
  • Lighting, window treatments, and accessories to match buyers’ desires.
  • Color advice.
  • Emotional connection points ensure that buyers fall in love and see themselves living in this home.
  • Suggestions for cosmetic fine-tuning, including ideas on paint, repairs, and more. (I’ll provide my list of preferred vendors.)
  • Ideas for organizing and streamlining the process of showing the home, so you can be ready to shine in just 20 minutes!

2) Get Ready for MLS & Online Photos - Half Day Staging

With the Staging Walk Through Report, you got a Check List including repairs, cosmetic changes, a shopping list, and more.

With those items completed… 

  • In our half day together (up to 4 hours), we’ll take the next important steps in getting your “product” ready for great  photographs. 
  • We’ll refine what you’ve already started, actually styling your furnishings and decor, to show your place to its best advantage and attract offers. 
  • We’ll install decor items to make the home shine and inspire. (I’ll bring some items with me specifically for photos. Or, if you’ve already purchased items, we’ll use those.

HALF-DAY STAGING includes:

Arranging furniture and accessories for flow and to accentuate the positives of the home.

We use your items. And we add decor we bring to use for photos to, make your place fit what buyers are looking for. ,

AREAS WE FOCUS ON FOR PHOTOS ARE:

  • Living Room that helps buyers see themselves relaxing and entertaining.
  • Kitchen inspires feelings of cooking, prepping, and enjoying this important space. 
  • Formal Dining helps buyers envision holiday get togethers, wonderful meals, and memory making
  • Main Bathroom is an important consideration. We’ll make the home fit what buyers are looking for.
  • Master Bedroom staging, helps buyers imagine themselves in this restful retreat.
  • Master Bath conveys ideas of a spa-like experience
  • 2nd Bedroom shows 
  • Outdoor Living Space
How many areas we complete depends on the time available. These areas are listed in order of importance.

3) FULL SERVICE - FULL DAY STAGING

For best results,

I do additional advance planning (1 to 2 hours). 

Then, working together for 6 hours, we prepare to be even more appealing to buyers. 

What that means for you is, we can take on areas that may have been too challenging for the half-day session.  Further, we transform more of the rooms your buyers want to see in online photos – and when they visit the home.

NOTE When you have purchased additional items before your Half Day or Full Day Staging, we are ready to have the home ready for the professional photographer the very next day. (I will also take pictures you can use.)

READY FOR PHOTOS

According to Zillow Research, it’s best to have 22 to 27 photos online. The more fully-staged rooms we show, the more opportunities there are to Wow! buyers and have them choose to view your place.  Having buyers view your listing is an important step in making the sale.

READY FOR WHEN BUYERS VISIT YOUR LISTING

Pictures alone won’t sell the home. This is where the other elements come into play:

  • First Impressions & Curb Appeal. If buyers don’t like what they see from the curb, they can decide to skilly your place and move on to the next. 
  • Emphasizing the positives and guiding the eye away from any less-than-positive condition help buyers love what they see. 
  • We actually have used the 8-Step Process you learned at the walkthrough, so your place stands above the rest. 
  •  Buyers can’t see past your stuff. They don’t want to see your taste or your life, they want to see if this can be the place for them. Don’t make them imagine themselves happy in the home – show them!
  •  Prepare high-value areas for viewing. Buyers want more storage, so they want to see cupboards with plenty of room. Remove at least 50% of your stuff and stage storage spaces so they can see that there’s room for them here.
  • BE READY TO SHOW IN 20 MINUTES, We provide guidelines to make it quicker and easier.

4) SHOPPING SERVICES

Buyers like the “Model Home Experience.” No matter how lovely your decor and accessories are, if they don’t communicate for what buyers want in a home, it’s best to bring in new ones.

In our Walk Through, you learned the importance of First Impressions, Emphasizing positive features, guiding attention away from less-than-positive ones, modernizing, and more. These all help buyers see your “product” as their new home. 

You got a list of items to buy, but will you know which choices will do the trick or where to shop locally to find items you need at a good price? I can help.

When items are purchased and ready before your Half Day or Full Day of Staging, we are ready to install the items and have the home totally set up for the professional photographer or Open House the very next day!
