What is staging?

Staging gets your property ready to show - and sell - at the best price. And faster!

Prospective buyers want to see themselves in your property. They don't want to see you and your lifestyle, they want to imagine what life will be like for them.

Know this: ninety percent of buyers search online first, before checking out places in person! Staging makes your place photo-ready!

Any flaws - inside or out - should be corrected or minimized before professional pictures are taken for the MLS and online marketing.

Clutter takes the focus off the benefits of your space, which is the opposite of what you need. So, declutter!

Staging helps your place feel better than the rest, so a buyer will choose your property!

WHAT YOU REALLY WANT NOW
Staging & * Redesign Portfolio

* What is "redesign?" For occupied staging or for when you move - or even stay put - and want to get more from your spaces, we use our "more creativity than cash" methods to make the most of your property's potential.

We "shop your house" and use what you already own to best advantage, to match buyer's wants & need. We recommend additional items or improvements that add significantly to the look, feel, and "gotta have this house" vibe.

With good Staging at the front door, buyers immediately feel the "Welcome Home" vibe.

Stage the Living Room so buyers can see themselves enjoying their new home. But, if necessary to match the style of what buyers are looking for in this area...

Use items for staging that kick the vibe up a notch. In this case, beach colors and a casual style create the right feelings.

It's not enough to make the room look "neat and nice." Staging is "merchandising." What do they do in stores and in all advertising to make merchandise more appealing? Why do they bother with window displays and more? Why do they make an emotional appeal to buyers? Because It works.

Staging helps buyers feel themselves comfy cozy and living well in this home.

I use an Eight-Step Process on each space and room and that attention to detail helps people fall in love with this home.

Multi-Purpose Area in Open Floor Plan.
- Office Work Station/Homework
- Casual Dining and/or
- Game Room

Dining Room with seller's items. Before

Will this decor impress buyers who are looking for a beach and boating lifestyle? Will they feel inspired to make an offer?

Plus, the colors on the shelves and table are similar to the wood. So, it's hard to notice the wonderful built-in storage!

Using blue and beachy decor, including sea shells, gives buyers what they want.

Kitchen Before
"Nice, open kitchen, but without adding "emotional connections," buyers are not invited to fall in love with the idea of living here.

Kitchen - After
This kitchen feels more homey with "emotional connections added."

Don't leave it to buyers to figure out that this is the kitchen where they will cook, enjoy a glass of sweet tea, entertain, and live their Texas dreams come true. Show them.

Lower Deck and View from the entire lower level, including Living Room, Multi-Purpose Area, Dining Room, and Kitchen. Can you say "Ahhhh"?

Help buyers see themselves living in the space - relaxing with sunsets (even fishing) from the deck . . . and enjoying their boat which is right outside their door

Upstairs Undefined, Unused Area - Before

Upstairs High-Value Living Area with Wet Bar - After

While some are enjoying the living room or other downstairs space, others can escape to this cozy, highly-functional Second Living Area.

Back Bedroom - Before

This room is not being shown at it's best. The bedspread IS beachy, but does it provide a Wow!? Does it make buyers exhale (Ahhhh) and relax into the space?

Back Bedroom - After

This room suggests trips to the beach. The open door invites you out onto the deck. (You'll see the view there, as you continue browsing.)

Adjoining, Shared Upstairs Bathroom - Before

Adjoining, Shared Upstairs Bathroom - After

Every space is an opportunity for a house to shine. Our Eight-Step Process helps every room look its best.

Front Bedroom - Before

Sure, this room looks comfortable enough. But, buyers are looking for more than "good enough."

Front Bedroom - After

With staging, this room is comfy, cozy, and charming. Buyers may not (or probably don't) play the ukulele, but they often aspire to playing an instrument. In fact, buyers always aspire, and staging encourages them to dream of their lives here.

Master Suite - Before

This traditional furniture does not communicate "We can live right on the water and enjoy the beach life." Quite the opposite. The seller's style is Colonial, which leaves an unhelpful subliminal message with buyers.

Master Suite - After

This elegant bed beckons. Buyers want the master suite to be a restful, cozyretreat This staging shows off the amazing view of the canal.

The master bedroom is staged to whisper, "What a way to wake up in your new home!""

Master Bath - Before

Will buyers think, this master bathroom is like a trip to the spa? What might they say to themselves instead? There are cosmetic issues with this bathroom. We work to emphasize the positives and guide the eye away from any negatives.

It is best to do low-cost, high return-on-investment cosmetic changes before show your property online. That minimizes the buyers' list of what they feel they must do to this house. The cost of those items is subtracted from the sales price. We don't want that, do we?

Master Bath - After

I work to emphasize the positives and guide the eye away from any negatives.
